Auburn Hills is one of our regular Oakland County service areas — home of Oakland University, Stellantis HQ, and a wide mix of housing eras. The mix ranges from newer subdivision construction near Oakland University and the corporate corridor to older 1960s-80s ranches and colonials in the central and southern parts of the city.
Newer Auburn Hills construction (1995 onward, particularly near Oakland University and the University Drive / Squirrel Road corridors) is dominated by 4-bedroom colonials, ranches, and townhouse-style developments. Common findings: builder-quality items at insulation, flashing, and HVAC sizing; finished-basement modifications that may not meet current code; and grading and drainage that haven't kept up with landscaping and deck additions. We document each item clearly.
Older Auburn Hills neighborhoods (1960s-80s, particularly in the central and southern corridors) have the typical findings of suburban housing of that era — original cast-iron drains, original or partially-upgraded electrical service, original or first-replacement HVAC, and aluminum branch wiring in some 1965-1973 homes. Auburn Hills also has a smaller inventory of pre-1960 homes near the historic core that need careful older-home inspection attention.
Auburn Hills is 25–35 minutes from our Farmington Hills office and a core service area. We can typically schedule within 24 hours of booking, often same-day for urgent transactions.
